2024 SUMMER POLICY EXCEPTION

New Minimum Length Requirement:

To better accommodate the growing popularity of Class B motorhomes, vans, and travel trailers, we are reducing the minimum length requirement to 16 feet. This change directly responds to the increased demand of many travelers eager to explore the beautiful Florida Keys with more compact and versatile vehicles. All vehicles must be commercially built RVs and fully self-contained.

Class B Vans – Enhanced Flexibility:

Understanding that those who travel in Class B vans often rely on their vehicle as their sole means of transportation, we are adjusting our policies to offer more flexibility. Class B vans can now come and go daily between 7:00 AM and 11:00 PM. This adjustment ensures that our guests can enjoy their stay at Bluewater Key while taking full advantage of day trips to Key West or any other local attractions without the hassle and expense of getting a rental vehicle.

Smoking, Fireworks, & Firearms
  • Place cigarette butts in proper receptacles. Please do not put in planters.
  • The use of Firearms of any kind is PROHIBITED in the Resort. The use of Bow & arrows, slingshots and air guns is PROHIBITED.
  • Fireworks of any kind are PROHIBITED.
  • Use of illegal drugs is PROHIBITED.
Drones

Bluewater Key RV Resort, the surrounding area, and the neighborhood behind the resort is a NO-FLY-ZONE.

What if the lot is damaged?

Tenants and Guests MUST assume financial responsibility for any damage or injury caused by themselves, their children, and/or pets.

Who is responsible for personal injuries or damage?

The resort is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.

Boat Owner ALERT!

Water depth is very shallow in the surrounding bay at the resort. It can be as shallow as 12” – 18” around the Saddle Bunch Keys and will not accommodate deep-draft boats. Find nautical charts at WWW.NAUTICALCHARTS.NOAA.GOV.

Also, maximum length of boat cannot exceed 24 ft.

All sites are privately owned. Please respect the ownership and refrain from entering any other site without permission from the owner or the office.

We reserve the right to evict any individuals who do not comply with the rules and policies.

RV requirements
  • RVIA (Recreational Vehicle Industry Association) certified RVs only.
  • All RVs must be self-contained and equipped with a bath, toilet, and kitchen facilities.
  • Non-RVIA vehicles such as buses, box trucks, or storage trailers converted into motorhomes or travel trailers are prohibited.
  • Soft-sided pop-out trailers, hybrids, truck campers, and tents are prohibited.
  • Commercial semi-tractor trailer tow vehicles and tow trucks are not permitted.
  • Washing of RVs or vehicles at the site is subject to a fee. Prior permission and payment are required; please get in touch with the office.
  • Maintenance work on RVs or vehicles on sites is not permitted.

 

Outside of the 2024 Summer/Fall Season:

  • Permitted RV types include Class A, B, and C motorhomes, fifth wheels, and travel trailers at least 20 feet long with all slides in, excluding hitches or bumpers.
  • Once checked in, using your RV for transportation within or out of the resort is prohibited. Alternative transportation options such as Uber, Lyft, taxi services, public transit, and Jeep rentals are available.

2024 Summer/Fall Season Policy (May 1 to October 31, 2024):

During the summer/fall season of 2024, the following exceptions apply

  • The minimum length requirement for RVs is reduced to 16 feet to accommodate Class B motorhomes, vans, and travel trailers.
  • Class B vans are granted enhanced flexibility, allowing them to come and go daily between 7:00 AM and 11:00 PM.
General Rules & Conduct
  • Speed limit is 8 MPH. All vehicles must display a guest/visitor tag from the rear-view mirror.
  • Motorcycles must be at idle speed when traveling through the Resort.
  • Only persons with a valid driver’s license may operate a motor vehicle in the Resort, including golf carts, scooters, etc.
  • We welcome children in our Resort, but they MUST be chaperoned by an adult at all times. Please be aware of vehicles entering and leaving the Resort and watch your children on bikes. Children are not allowed in the restricted storage area.
  • Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from the resort.
  • Obnoxious behavior of ANY kind is PROHIBITED.
Check-in / Check-out Policy

Check-in:

  • All guests and visitors must register in the office upon arrival.

  • Site rent is due and payable upon arrival.

  • RVs must arrive by the posted check-in time.

    CHECK-IN TIME:

    • Monday-Saturday: 1 to 5 pm
    • Sunday: 1 to 4 pm

Check-out:

  • Check-out time is 11 AM every day.
  • Guests are required to vacate their site by the designated check-out time.

Quiet Time:

  • Monday – Saturday: 10 PM-9 AM
  • Sunday: Quiet all day, please!

Additional Notes:

  • All RVs must be escorted to their site by a resort staff member at check-in and before the office closes.
  • We understand that some circumstances may cause a delay, such as traffic or vehicle breakdown. Please plan your travel schedule accordingly to avoid after-hours check-in, as the resort does not have overflow parking or allow after-hours check-in.
  • Traffic can be heavy on the Overseas Highway during the day, and no detour is available.
  • The resort does not allow arrivals on major holidays.
Site Policies
  • Six people maximum allowed per site, regardless of age, and a maximum of 2 pets are allowed to register per site.
  • Day visitors are welcome at your site between the hours of 9 AM & 10 PM, but they must first register at the office. A maximum of 10 people total are allowed on a site at any given time. All visitors are required to leave by 10:00 PM.
  • Prohibited items include charcoal grills, fire pits (wood or propane), deep fryers, and tiki torches. However, propane grills are allowed.
  • Tents and shelters of any kind are prohibited. Blowup mattresses, sleeping bags, and cots are not allowed on sites or under Tiki.
  • The use of any paint product is prohibited on all sites.
  • Clotheslines are not allowed on the sites.
  • Please DO NOT operate the windscreens on the Tikis; Contact the maintenance staff or call the office for assistance raising and lowering the windscreens.
  • Please keep the sites neat and clean.
  • Only 1 RV and a maximum of 2 other vehicles are allowed per site.
  • Curbside trash pick-up is available from 9 AM to 1 PM daily. Please have your trash placed in a plastic bag and your blue recycle bin placed curbside before 1 PM. DO NOT leave trash out overnight.
  • Motorcycles and golf carts are not allowed in or under the Tiki hut or on patios.
  • Boats, boat trailers, cargo trailers, or car dollies are not allowed on sites. Storage is available for a fee in our storage lot.
  • NO PARKING on the pea rock shoulder surrounding the People/Pet Parks.
Pet Policy

Some visitors enjoy sharing the pleasures of RVing with their dogs, cats, or other companion pets. To ensure that all guests have a safe and enjoyable experience, Bluewater Key®️ RV Resort (BWK) has established a Pet Policy.

ASSISTANCE ANIMALS:

Bluewater Key recognizes and accepts Service Dogs, Therapy Dogs, and Emotional Support Animals according to the laws established in Florida for such animals. 

BEFORE YOU ARRIVE AT BLUEWATER KEY:

  • Pursuant to our Declaration; no farm animals, livestock, or poultry of any kind shall be raised, bred, or kept on any Lot, except dogs, cats, or other companion pets, and then only on a leash. (All) companion pets shall be subject to the rules and regulations of the Association…”
  • Some rental lots are “pet friendly” while others are not.  Please review the site descriptions as to their specific requirements, if applicable.
  • Only two pets are allowed per reservation.

Due to insurance requirements, Bluewater Key does not accept some dog breeds, as follows:

THESE ARE:

  • Bull Mastiff
  • Chow
  • Doberman
  • German Shephard
  • Pit Bull
  • Rottweiler

DURING YOUR VISIT:

Good behavior is required.  Dogs of any breed or animals that are hostile or aggressive will be asked to leave Bluewater Key, along with their owners.

Bring the leash! Dogs must be kept on leashes no longer than 6 feet when outside their owners’ recreational vehicles. Do not leave a tethered dog unattended at any time.

Remember manners. Constant barking bothers other campers and may be considered a nuisance, which is prohibited.

Bluewater Key has a “Dog Park” for your convenience.  Please escort your dog on a leash to the Dog Park for his “chores” and place bagged waste in the proper receptacles provided.  Please do not leave any pet waste on your rental site.

  • The Common Area behind the Clubhouse adjacent to the canal is NOT a pet walk area.
  • Pets are NOT allowed in the laundry room, public restrooms, showers, office, clubhouse or inside the fenced pool area.
  • We reserve the right to refuse service to anyone whose animal is NOT considered suitable to the serenity and safety of the Resort.
  • No companions or pets shall be permitted to have excretions on any Lot or anywhere else within the Properties except in designated locations. The Dog Park is one such location.
Pool Policies
  • POOL HOURS are 9:00AM to dusk. NO LIFEGUARD ON DUTY! SWIM AT YOUR OWN RISK.
  • Children under 14 years old MUST be accompanied by an adult at all times when using the pool facilities.
  • Glass containers are not allowed at the pool
