Water Depth & Boating Information

The water depth in the surrounding bay at our resort is very shallow, ranging from 12” to 18” around the Saddle Bunch Keys. As such, we are unable to accommodate deep-draft boats. Please ensure that the maximum length of your boat does not exceed 24 feet.

Smoking, Fireworks, & Firearms
  • Please place cigarette butts in proper receptacles. Do not dispose of them in planters.
  • The use of firearms of any kind is PROHIBITED within the resort.
  • The use of bows & arrows, slingshots, and air guns is PROHIBITED.
  • Fireworks of any kind are PROHIBITED on the premises.
  • The use of illegal drugs is PROHIBITED.
Drones

Bluewater Key RV Resort, the surrounding area, and the neighborhood behind the resort are designated as a NO-FLY-ZONE.

Guest Responsibility & Liability
  • Tenants and guests MUST assume financial responsibility for any damage or injury caused by themselves, their children, and/or pets.
  • The resort is not responsible for personal injuries or for the damage, loss, or theft of any personal property or vehicle.
Lot 43 Sunset

All sites are privately owned. Please respect the ownership and refrain from entering any other site without permission from the owner or the office.

We reserve the right to evict any individuals who do not comply with the rules and policies.

General Rules & Conduct

To ensure a pleasant and safe experience for all guests at Bluewater Key Luxury RV Resort, we ask that you adhere to the following general rules and conduct guidelines:

  • Speed Limit: The speed limit is 8 MPH for all motorized vehicles. All vehicles must display a valid car tag.
  • Vehicle Operation: A valid driver’s license is required to operate motor vehicles, including golf carts.
  • Supervision of Minors: Children under 14 must be supervised and accompanied by an adult at all times.
  • Vandalism: Any vandalism will result in immediate eviction from the resort.
  • Visitor Policy: Day visitors are welcome from 9 AM to 10 PM. All visitors must register at the office upon arrival.
  • Quiet Hours: Please observe quiet hours between 10 PM and 9 AM.

Check-in / Check-out Policy

Check-In:

  • All guests and visitors must register at the office upon arrival.
  • Site rent is due and payable at the time of check-in.
  • RVs must arrive before the office closes, as late arrivals are not permitted.

Check-In Times:

  • Monday to Saturday: 1:00 PM to 5:00 PM
  • Sunday: 1:00 PM to 4:00 PM

Check-Out:

  • Check-out time is 11:00 AM daily.
  • Guests are required to vacate their site by the designated check-out time.

Quiet Time:

  • Monday to Saturday: 10:00 PM to 9:00 AM
  • Sunday: Quiet all day

Additional Notes:

  • All RVs must be escorted to their site by a resort staff member at check-in and before the office closes.
  • We understand that delays can occur due to traffic or vehicle breakdowns. To avoid after-hours check-in, please plan your travel schedule accordingly, as the resort does not have overflow parking and does not permit late arrivals.
  • Be aware that traffic can be heavy on the Overseas Highway during the day, and no detour options are available.
  • The resort does not allow arrivals on major holidays.
Cancellation & Change Policy

If you need to cancel your reservation or make adjustments, please contact us at 305-745-2494 before the specified deadlines outlined below:

  • Winter 2024/2025 (October 16 – April 30): We require a notice of at least 30 days prior to your arrival date.
  • Winter 2025/2026 (November 16 – April 30): We require a notice of at least 30 days prior to your arrival date.
  • Summer (May 1 – July 31): We require a notice of at least 7 days prior to your arrival date.
  • Fall 2024 (August 1 – October 15): Notice of at least 7 days required before your arrival date.
  • Fall 2025 (August 1 – November 15): Notice of at least 7 days required before your arrival date.
  • Holidays (dates will vary): We require a notice of at least 30 days prior to your arrival date. 

Cancellations made within these time frames will receive a refund of your deposit, minus a 1-night cancellation fee.

Please note:

  • Cancellations made past the required timeframe will result in the loss of your deposit.
  • Changes to your reservation during these time periods will incur a $75 fee per modification.
  • We do not offer refunds for early departures.
  • As an ownership park, lot sales may occur, leading to occasional reservation cancellations at the lot owner’s discretion. We prioritize minimizing disruptions to our guests, and such cancellations are rare exceptions.

RV Policies
  • RVIA Certification: Only RVs certified by the Recreational Vehicle Industry Association (RVIA) are allowed on the premises.
  • Self-Contained Requirements: All RVs must be fully self-contained, equipped with a bath, toilet, and kitchen facilities.
  • Prohibited Vehicles: Non-RVIA vehicles such as buses, box trucks, and storage trailers converted into motorhomes or travel trailers are not permitted. Additionally, soft-sided pop-out trailers, hybrids, truck campers, and tents are prohibited.
  • Tow Vehicles: Commercial semi-tractor trailer tow vehicles and tow trucks are also not allowed on the site.
  • Length Requirement: The minimum length requirement for RVs is 16 feet to accommodate Class B motorhomes, vans, and travel trailers.
  • Transportation Restrictions: Once checked in, using your RV for transportation within or outside the resort is prohibited.
  • Class B Vans: Class B vans enjoy enhanced flexibility, allowing them to come and go daily between 7:00 AM and 11:00 PM.
  • Vehicle Maintenance: Vehicle and RV maintenance is prohibited on the property unless done by an approved vendor.
Site Policies

  • Open Flame Policy: Fire pits (wood or propane), charcoal grills, candles, and tiki torches are NOT allowed.

  • Propane Grills: Propane grills are allowed but must be at least 10 feet away from the tiki hut.

  • Outdoor Sleeping: Mattresses, cots, and sleeping bags are NOT allowed under the tiki hut or anywhere on the site.

  • Storage Items: Boats, car dollies, and boat or cargo trailers are NOT allowed on sites. Storage is available in our designated area for an additional fee.

  • Vehicle Washing: Contact the office for permission to wash your vehicle or RV and pay the required fee.

  • Parking: Each site is limited to two vehicles. No parking is allowed alongside the People or Pet Parks.

  • Motorcycles & Golf Carts: Motorcycles and golf carts are NOT allowed under tiki huts or on patios.

  • Windscreens: For assistance with windscreens, please contact the office or maintenance staff.

  • Restricted Areas: The storage area is off-limits to guests. Please contact the office for boat ramp assistance.

  • Occupancy Limits: A maximum of six people is allowed per site, regardless of age. Additionally, a maximum of two pets may register per site.

  • Day Visitors: Day visitors are welcome at your site between the hours of 9 AM and 10 PM, but they must first register at the office. A maximum of 10 people total is allowed on a site at any given time, and all visitors are required to leave by 10:00 PM.

Pet Policies
  • Assistance Animals: Bluewater Key recognizes and accepts Service Dogs, Therapy Dogs, and Emotional Support Animals according to the laws established in Florida for such animals.
  • Pet-Friendly Lots: Some rental lots are “pet friendly,” while others are not. Please review the site descriptions for their specific requirements, if applicable.
  • Pet Limit: Only two pets are allowed per reservation.
  • Leashes: All pets must be kept on a leash no longer than 5 feet at all times while within the resort.
  • Unattended Pets: Pets should never be left unattended outdoors at any time.
  • Courtesy to Others: Please ensure your pets do not disturb other guests with excessive noise or disruptive behavior.
  • Aggressive Behavior: Dogs showing aggression are NOT allowed (at management’s discretion).
  • Restricted Breeds: Due to insurance requirements, Bluewater Key does not accept some dog breeds, as follows:
    • Bull Mastiff
    • Chow
    • Doberman
    • German Shepherd
    • Pit Bull
    • Rottweiler
  • Clean Up: Please clean up after your pets immediately. Dog waste stations are located in the Pet Park and near the Community Dock area.
  • Site Furniture: Pets are NOT allowed on any site furniture, including chairs, loungers, or cushions.
  • Restricted Areas: Pets are NOT permitted in the following areas:
    • Empty sites
    • Pool
    • People Park
    • Clubhouse
    • Laundry Room
    • Storage Area
    • Restrooms
Pool Policies

  • Pool Access: The pool is open from 9 AM to dusk.

  • Glass Containers: Glass containers are NOT allowed at the pool.

  • Lifeguard Notice: There is no lifeguard on duty — swim at your own risk.

Hurricane Policy

At Bluewater Key Luxury RV Resort, we understand the concerns that come with the Atlantic Hurricane Season, which runs from June 1st to November 30th. That’s why we have a generous and flexible policy in place during this time.

If the NOAA National Hurricane Center declares a storm as a Hurricane (code “H”) or a Major Hurricane (code “M”), and either Bluewater Key or your residence (as stated on your reservation) is within the NOAA 5-Day Tropical Cyclone Track Forecast Cone (the cone of uncertainty), you may choose to cancel your stay and receive a full refund if your reservation dates fall within this 5-day forecast window.

If you are already staying at Bluewater Key Luxury RV Resort when this occurs, you are welcome to leave early and will receive a full refund for any unused days of your reservation.

This same policy applies to any ‘named’ tropical storms.

Additionally, if a mandatory evacuation order is issued for the Florida Keys while you are at Bluewater Key, you will be required to leave, and we will provide a full refund for any unused days of your reservation.
